# Skywalk API

> Skywalk connects AI agents and software to AppFolio® Property Manager. Its MCP server lets Claude, ChatGPT or a custom agent answer questions from live AppFolio® data, its JSON REST API gives developers forty-plus endpoints, OAuth lets PropTech companies connect their customers' AppFolio® accounts, and its consulting team builds reports, dashboards and integrations on request.

Key facts:

- MCP server: read-only. An agent answers, summarizes and drafts from the data; it never creates or changes anything in AppFolio®. Connecting takes about three minutes with no developer and no API key: sign in using your existing AppFolio® account (the connection lasts 30 days) or with a dedicated Skywalk user you create in AppFolio® with the permissions you choose. Skywalk keeps the sign-in encrypted with AES-256, uses it only to connect to AppFolio®, and never passes it to the AI agent.
- REST API: forty-plus endpoints across portfolio, people, money and operations data, cursor-paginated JSON with camelCase fields. Four write endpoints: tenant charges, bills, purchase orders and vendors. Authentication is an API key in the `X-API-Key` header, scoped `read:<type>` and `write:<type>`; new keys are read-only.
- Freshness: Skywalk keeps a cached copy of the AppFolio® data and refreshes it on request or on a schedule. While a refresh runs, a response's `meta.status` is `updating`; the client polls the same request until it is `ok`. Webhooks send the refreshed data to an HTTPS address, for example to Zapier.
- OAuth for PropTech: each customer signs in and approves access to their own AppFolio® account; customer data is never pooled across accounts.
- Plans: Analyze (reads only), Automate and Scale, priced per AppFolio® database on request, plus a Partner Plan for many databases in one account and Enterprise. Sign-up starts a limited seven-day free trial of Automate, with no card; there is no free plan. Support comes from real people by email or video call.
